At Harvard Investments, creating thriving master-planned communities means continually investing in the amenities and experiences that enhance residents’ quality of life. As Estrella continues to grow and evolve, another significant milestone in that vision is taking shape.
A new grocery-anchored retail center featuring Sprouts Farmers Market is coming to Estrella, bringing fresh shopping, dining, and service options closer to home for residents. The project represents another strategic investment in the community’s future and reinforces Harvard Investments’ commitment to delivering a vibrant, connected lifestyle at one of Arizona’s premier master-planned communities.
The development, led by Common Bond Development Group in partnership with Harvard Investments and the City of Goodyear, marks an important step in the long-term vision for North Lake and the continued expansion of amenities throughout Estrella.
“The addition of Sprouts Farmers Market to Estrella represents another important milestone in the continued growth of our community of more than 23,000 residents and an important anchor of our long-term vision for North Lake,” said Roger Theis, Vice President of Communities at Harvard Investments. “Sprouts is a highly respected brand that aligns with the healthy, active lifestyle that defines Estrella.
“This project reflects the commitment and value of the partnership between Harvard Investments, Common Bond, and the City of Goodyear to bring amenities closer to home for our residents. Harvard Investments is a master developer with a vision for more retail amenities at Estrella. Working with Sprouts and Common Bond is a part of fulfilling this vision,” Theis added.
For decades, Harvard Investments has focused on creating thoughtfully planned communities that balance residential growth with the amenities residents need to live, work, play, and connect close to home. The arrival of Sprouts Farmers Market is a direct reflection of that approach, bringing a nationally recognized grocer to Estrella while helping attract additional retail, restaurant, and service providers that will further enhance everyday life for residents.
As master developer of Estrella, Harvard Investments has prioritized thoughtful growth that supports both community connectivity and long-term economic vitality. The Sprouts-anchored center is designed to serve not only current residents but also the thousands of future homeowners expected to make Estrella their home in the years ahead.
Goodyear Mayor Joe Pizzillo highlighted the broader impact the project will have on residents and the local economy.
“We’re excited to welcome Sprouts Farmers Market to the Estrella community,” Pizzillo said. “Sprouts is more than a new grocery store. This will help attract more restaurants and neighborhood services that will expand shopping options for residents. Partnerships like this help ensure Goodyear continues to grow in a way that meets the needs of our community while creating new opportunities for investment and jobs.”
The first phase of the development will include approximately 35,224 SF commercial space, anchored by a 23,024 SF Sprouts Farmers Market. Additional retail space will accommodate neighborhood-serving businesses, restaurants, and services tailored to the evolving needs of Estrella residents.
Plans call for a second phase that could add another 16,000 SF to 20,000 SF of retail and restaurant space along North Lake, further advancing Harvard Investments’ vision of creating a walkable, community-oriented destination that enhances the Estrella lifestyle.
Strategically located near North Lake, the Yacht Club of Estrella, and the Starpointe Residents’ Club, the center is designed to complement some of the community’s most popular gathering places. Preliminary plans include architecture inspired by maritime design, enhanced landscaping, and pedestrian-friendly spaces that encourage residents to shop, dine, and connect within the community.
The addition of Sprouts also reflects Harvard Investments’ ongoing commitment to bringing high-quality brands and services to Estrella as the community continues to attract new residents and families seeking an active, healthy lifestyle.
“Goodyear is a rapidly growing submarket, and we are grateful for the support we’ve received from the Estrella community,” said Regan Amato, Director of Real Estate for Sprouts’ Mountain-West Region. “This premier lakeside project is the perfect fit for our expanding West Valley footprint.”
More than a retail center, the project is envisioned as a community gathering place that strengthens neighborhood connections while contributing to the long-term success of both Estrella and the City of Goodyear.
As one of Arizona’s leading master-planned community developers, Harvard Investments remains focused on delivering meaningful amenities that add value for residents today while supporting sustainable growth for generations to come. The Sprouts-anchored center represents another important step in that journey, expanding convenience, enhancing lifestyle offerings, and bringing Harvard Investments’ vision for North Lake closer to reality.
With development targeted to begin in early 2027, the project reflects the continued momentum of Estrella and Harvard Investments’ unwavering commitment to creating exceptional places where people can live, connect, and thrive.
