GOODYEAR AIRPARK PHASE I NOW COMPLETE, ESTRELLA GATEWAY RETAIL KICKS OFF

Our latest milestone, in partnership with Lincoln Property Company, is the delivery of Goodyear AirPark Phase I, a state-of-the-art industrial development that brings 1.6 million square feet of Class A space to the West Valley.

Strategically located between our thriving master-planned community of Estrella, Phoenix-Goodyear Airport, and Goodyear’s emerging civic and business hub, Goodyear Civic Square (GSQ), this first phase marks a powerful leap toward our shared vision of what the West Valley has to offer.

Phase I includes six buildings ranging from 81,000 to 775,000 square feet, designed with best-in-class features like 40-foot clear heights, 327 dock-high doors, secured private truck courts, and ample car and trailer parking.

As part of Goodyear AirPark’s growth, we’re thrilled to announce the official launch of Estrella Gateway, the retail heartbeat of this expansive development. Spanning 63 acres at full build-out, Estrella Gateway will feature up to 15 pads for full-service retail, offering convenient access to the 440,000+ residents living within a 10-mile radius, as well as employees working throughout the business park.

Our first retail venture? A QT Travel Center, set on five prime acres at Estrella Parkway and State Route MC 85. Following a successful Q1 2025 land sale to QT, construction is scheduled to kick off in Q4 2025. This marks the beginning of an exciting new chapter in community-serving retail for the region.

The timing couldn’t be better. As Goodyear continues to expand infrastructure, housing and employment opportunities, Goodyear AirPark is helping meet rising demand from key sectors like logistics, advanced manufacturing, semiconductors and data centers.

With full zoning and utilities in place, and thoughtful design by Butler Design Group and Stevens-Leinweber Construction, Goodyear AirPark is geared toward speed-to-market and long-term value.

Nearby neighbors include industry giants like Microsoft, Amazon, UPS, Boeing, Red Bull and more, solidifying Goodyear’s place as one of Metro Phoenix’s top industrial and innovation corridors.
