Estrella is a 20,000-acre mixed-use master-planned community located in the City of Goodyear, approximately 17 miles west of downtown Phoenix. Estrella features more than 500 acres of parks and open space including over 65 miles of paths and trails, nearly 60 parks, and 72 acres of lakes for boating, kayaking, and catch and release fishing. No community in the southwest can boast a richer variety of amenities, including multiple Residents’ Clubs, the Yacht Club of Estrella, fitness centers, resort-style pools and waterpark, basketball, volleyball, bocce ball, pickleball, tennis courts and more. Estrella is also home to a Nicklaus-design Championship golf course, The Golf Club of Estrella, as well as commercial areas.

In October 2021, Harvard Investments, Toll Brothers, and Värde Partners, through a joint venture, acquired the remaining undeveloped land in Estrella. The acquisition includes more than 18,000 acres of entitled land. This purchase is one of the largest acquisitions of an active master-planned community in Arizona to date. Today, Estrella is home to more than 8,300 families, with 1,300 added since acquisition.

Assets include current and future home sites, multifamily and commercial parcels, and developer-owned amenities including the Welcome Center and award-winning Golf Club of Estrella.

Through its entity Estrella Development Company, Harvard Investments serves as managing partner responsible for driving growth, theming, planning, managing entitlements, and securing transactions. Harvard provides guidance and oversight to third-party management groups including Greey Pickett Land Planners and Troon Golf to shape the community development, as well as The Sieb Organization to brand and market each phase as Estrella integrates with the homeowner’s association.

In addition to building new parks and enhancing the existing amenities, neighborhoods, Welcome Center, marketing trail and lifestyle experience, the development is actively planning for additional amenities including five new parks under construction. With new neighborhoods having broken ground and opened in Lucero and Montecito villages, planning has begun for new villages east of Estrella Parkway.

Estrella currently represents nearly 18% of the land area in Goodyear and plans will not only add to the population and job growth but are also expected to have a positive impact on the local economy. Estrella will continue to actively develop new builder neighborhoods, with nearly 1,000 new lots sold to award-winning builders since acquisition. Today’s plans will meet the market, providing a wider variety of segmentation which may include the addition of multi-family and build-to-rent neighborhoods.
